The two-storey, multi-unit Bedford Street building, originally constructed in the 1940s, underwent a comprehensive refurbishment to extend its service life and bring the building up to modern compliance standards. Delivered by Access | Partners in Property under the leadership of Spencer Henshaw, the project was completed within a 25-week programme for Housing New Zealand - one of the country's largest commercial portfolio owners.

Structural Integrity & Compliance
A key component of the project was ensuring the building met current fire protection and structural compliance standards. This required upgrading internal framing, enhancing fire separation systems, and improving external weather tightness through recladding.
Outcome
On completion, the Bedford Street building was returned to the Housing New Zealand portfolio as a safe, compliant, and fully modernised multi-unit asset. The refurbishment significantly improved structural integrity, weather protection, fire safety, and overall liveability - delivered on time within the 25-week programme.
